
Gutter maintenance is an owners corporation duty
Under NSW strata law the owners corporation must properly maintain and keep common property in a state of good and serviceable repair. Roof drainage sits squarely inside that duty, and it is one of the few maintenance items where deferral creates a direct water ingress claim against the scheme rather than a slow deterioration.
The pattern we see across Sydney blocks is consistent: a packed downpipe backs water over the gutter line, it tracks behind the fascia into the top-floor lot, and the repair cost lands on the administrative fund alongside a lot owner dispute. A scheduled clean costs a fraction of the excess.
